Bruce officials to check non-conforming lots
by CHRIS GRAYBruce Township will investigate why land in Sorrell Woods is not conforming to its zoning.

At the March 27 Planning Commission meeting, developers requested that 57.51 acres of property at 33 Mile and McKay roads be rezoned residential one family (R-1) to residential multiple family (RM-1).
Dan Bell of Land Design Concepts created the original concept drawing for the land based on a rezoning to RM-1, showing 165 homes and placing three houses per acre.
He said his research shows Sorrell Woods properties immediately to the north do not conform to their R-1 zoning, with homes on less acreage than the zoning requires.
"There is 11 lots under one acre in a subdivision zoned for 2.07 acres," he said.
This, he said, has caused problems for trying to determine what rezoning is proper for the nearly 60 acres of land. Property to the south is zoned for manufacturing (M-1).
Commissioners didn't have an answer for the odd lot sizes, but said they would look into it and bring it up at their regular April meeting.
